Rent in Beit Shemesh 2026 — What It Costs, by Size and Neighborhood

October 2026 · by DIRA Real Estate · 7 min read

Rent in Beit Shemesh by neighborhood
In short: according to the CBS, the average rent for a 4-room apartment in Beit Shemesh was about ₪4,695 in Q3 2025, up 8.3% in a year, the sharpest rise in Israel for that size. A 3-room apartment averaged about ₪3,748 in Q1 2025. The listings you will see today are higher: the median in the listings we tracked in June 2026 ran from about ₪5,000 in Ramah Gimmel to about ₪7,000 in Neve Shamir. The reason: the CBS average includes tenants who renewed at an old price, and a listing is always a price for a new tenant.

By sizeHow much is rent in Beit Shemesh?

A 4-room apartment in Beit Shemesh rented for an average of about ₪4,695 a month in Q3 2025, and a 3-room apartment for about ₪3,748 in Q1 of the same year. These are CBS figures as published by Nadlan Center. Each quarter the CBS publishes only some cities and sizes, so the table joins four separate releases. It is not a continuous series for one apartment type, but the direction is clear.

Period Size Average rent Annual change Source
Q4 20243 rooms₪3,628+7.4%CBS / Nadlan Center
Q1 20253 rooms₪3,748+9%CBS / Nadlan Center
Q2 20254 rooms₪4,505+5.1%CBS / Nadlan Center
Q3 20254 rooms₪4,695+8.3%CBS / Nadlan Center

In three of these four releases Beit Shemesh posted the sharpest rise in Israel for the size measured: 7.4% and 9% for 3-room apartments, and 8.3% for 4-room apartments. For comparison, the national average across all apartments rose 4.3% in the year to Q2 2025 (₪4,878). Even a 4-room apartment in Beit Shemesh (₪4,695) is still cheaper than the national average across all sizes, but the city's pace of increase is nearly double.

The gapWhy are listings higher than the CBS average?

Because the CBS measures every rented apartment in its sample, including families who have lived in the same apartment for years and renewed their lease. A listing on Yad2 or in a WhatsApp group is always a price for a new tenant, and the gap between the two is widening. In the year to July 2026, tenants who renewed saw a 2.6% rise, while new tenants paid 4.7% more (CBS release 257/2026, national figure). If you are looking now, budget by the listings, not by the average.

By neighborhoodWhat does it cost to rent in each neighborhood?

Granny flatsWhat should you know about renting a yechidat diyur?

A yechidat diyur (a self-contained unit inside or beside a family home) is a common search in Beit Shemesh, but there is no official figure for it: the CBS does not publish units separately, and we found no reliable source for an average. The price depends almost entirely on the unit itself. A unit is usually part of a private home, so you will find them mainly in neighborhoods with private houses, such asM3. Four questions before you sign:

No brokerWhat does renting without a broker save, and what should you check?

Renting without a broker saves the brokerage fee. In Beit Shemesh owners list apartments directly in neighborhood WhatsApp groups and on Yad2, and the phrase “without a broker” appears in almost every rental search for the city. What a broker would do for you, you do yourself:

DIRA is not a brokerage and does not rent out apartments. If you are weighing buying instead of renting, our buyers page explains how we work with a licensed agent.
